A prominent multifamily deal handled by Northmarq and a land disposition arranged by Lee & Associates Idaho and Colliers are among the top first-quarter property sales recognized by CoStar.

As big-ticket items involving sizable investments, commercial property transactions often have a wider impact within the local community. CoStar recognized the largest deals completed during the first quarter in their respective markets.

Here are the Boise, Idaho, property sales selected as the first-quarter 2024 winners of the CoStar Power Broker Quarterly Deal Awards:

Seller: Troy Scott Dana, Draper, UT

Brokers Involved: Logan Baca, Trevor Koskovich, Jesse Hudson and Ryan Boyle of Northmarq represented the seller.

Deal Commentary: Brinkman Real Estate, a real estate investor operating throughout the Intermountain West, acquired the Southside Townhomes in Nampa. The complex opened in 2022 and contains 188 units within 36 buildings. Brinkman Real Estate was founded in 2005 as a comprehensive real estate company before splitting in 2016 from Brinkman Construction to focus on real estate development and acquisition.

Deal Commentary: Peterbilt of Utah acquired 13.64 acres of developable land from the Alpine Investment Group for the future construction of a self-storage facility next to Interstate 84. This area has seen increased development recently with WinCo Foods’ distribution center and Amazon’s sortation center to the west and Micron’s expanding facilities to the east.

Seller: Paul Bielec, Coeur d’Alene, ID

Deal Commentary: Bethesda Christian Church of Nampa acquired this office building from a private individual in order to accommodate its growing congregation. The property had to be rezoned for church use, which resulted in an extended time for closing. The property is well placed for ease of access, just off Caldwell Boulevard and equidistant between Highway 55 and the Northside Boulevard exits for Interstate 84.

Deal Commentary: Northwest Christian Credit Union of Nampa, acquired this retail bank property from National Bank Holdings Corp., which acquired the property through its merger with Bank of Jackson Hole. NCCU will use the property for a second branch.

Deal Commentary: In a sale between an estate and a private individual, 10 acres of commercial land was acquired on Karcher Road in Nampa for mixed-use development. The property is bordered by both neighborhoods and additional vacant land.
