Prominent retail leases signed by S2 Pickleball, Falling Prices and Boise Bingo negotiated by top dealmakers from TOK Commercial and Cushman & Wakefield are among the first-quarter retail leases recognized by CoStar.

As big-ticket items involving sizable investments, commercial property transactions often have a wider impact within the community. CoStar will recognize the largest leases completed each quarter and the dealmakers who made them happen in their respective markets.

Here are the Boise, Idaho, retail leases selected as the first-quarter 2024 winners of the CoStar Power Broker Quarterly Deal Awards:

 

3615 S. Federal Way, Boise, ID (CoStar)

Space Leased: 28,000 SF

Deal Type: New Lease

Size: 28,000 SF

Tenant: S2 Pickleball

Brokers Involved: JP Green, Moses Mukengezi and John Stevens of TOK Commercial represented the landlord. Jennifer McEntee and BreeAnna Wells of Cushman & Wakefield represented the tenant.

Deal Commentary: Boise residents may need to get acclimated with such terms as volley llamas, flabjacks and dillballs after S2 Pickleball signed a lease to convert a former Bed Bath & Beyond into a flagship pickleball venue. S2 is a growing pickleball gym chain with plans for new locations in Nampa as well as Utah and Colorado. The Boise location has nine courts and includes various programming including theme nights and summer camps. Additional plans include a recovery room and juice bar.

Deal Commentary: Falling Prices, a discount retailer with a unique concept, leased space in the Glenwood Country Retail Center where it will open its first Idaho location. The Sacramento, California-based retailer has numerous locations in its home state, some exclusive to members, as well as stores in Indiana and Nevada. The retailer is part of the growing “treasure hunt” concept where various items are delivered to the store each week, including such potential items as electronics, small appliances, food and small furniture. Every item in the store starts at the same price, and that price falls each day until everything sells

Deal Commentary: Boise Bingo has relocated to Country Club Plaza after operating in the Glenwood Country Retail Center, now anchored by Falling Prices, for more than a decade. The plaza offers the gaming services operator abundant parking and excellent visibility in a high-traffic area.

Deal Type: New Lease

Size: 6,068 SF

Tenant: Chicken Delite

Brokers Involved: Cory Perry of Summit Commercial Real Estate Group represented the landlord. Tony Flores of Northwest Commercial Advisors represented the tenant.

Deal Commentary: Chicken Delite leased the former Qdoba space in Meridian. This will be its first location in the Treasure Valley.

Tenant: CRAVE

Brokers Involved: Rick McGraw of Coldwell Banker Commercial represented the landlord.

Deal Commentary: Crave signed a lease for a new restaurant in the newly constructed Fall River Business Park in Nampa. It will occupy an end cap space in the North phase of the business park. The business park is surrounded by numerous upscale residential neighborhoods and as-yet-undeveloped land.
