Healthcare growth in Boise is about more than hospitals and patient care. It also creates demand for specialized buildings, medical offices, rehabilitation facilities, supporting businesses, and the employees needed to operate them.

A recent leadership change at one of Boise’s rehabilitation hospitals offers another reason to look at the healthcare sector as an important part of the broader Boise commercial real estate market.

A Growing Healthcare Facility on Boise’s Curtis Road Corridor

Davis will lead Saint Alphonsus Regional Rehabilitation Hospital at 711 N. Curtis Road. The inpatient rehabilitation hospital is a partnership between Saint Alphonsus Health System and Encompass Health.

The facility opened in 2019 and now has 60 inpatient beds. More recently, the hospital expanded by adding a 20-bed private patient unit along with a four-chair hemodialysis suite. The hospital provides rehabilitation services for patients recovering from serious medical conditions, including strokes, spinal cord and brain injuries, and neurological conditions.

That expansion may be the more interesting part of the story from a Boise development perspective.

Healthcare facilities require substantial capital investment. Expanding an existing hospital can indicate confidence in both current demand and the long-term need for specialized medical services in the region.

And healthcare rarely operates in isolation.

A growing hospital can support demand for nearby medical office space, outpatient providers, physical therapy, pharmacies, laboratories, senior services and other healthcare-related businesses.

Experienced Leadership Arrives in Boise

Davis brings both clinical and management experience to the position.

He has a background in physical therapy and has been with Encompass Health since 2010. Before moving into the Boise leadership role, he served as CEO of two Encompass Health rehabilitation hospitals in Texas, located in Wichita Falls and Abilene.

His education combines healthcare administration with hands-on clinical training. Davis holds graduate degrees in health administration and physical therapy, along with an undergraduate degree from Bowling Green State University.

Encompass Health’s western regional leadership pointed to Davis’ experience with patient care, operations, physician relationships and organizational performance when announcing the appointment.

That combination matters because healthcare facilities are complex operating businesses. Success isn’t simply about filling beds. Hospitals must recruit employees, maintain physician relationships, manage expensive facilities and equipment, and continuously adjust to changing patient needs.

For Boise commercial real estate, strong healthcare operators can also become important long-term occupants and investors in specialized real estate.

I watch what happens around it.

Physical therapy practices, imaging centers, specialty clinics, pharmacies, home-health providers and other medical businesses may want nearby locations. Employees and visitors can also support restaurants, coffee shops, convenience retail and service businesses.

For landlords involved in retail leasing Boise, this is an important point. A healthcare district isn’t exclusively a medical real estate story. Large healthcare employment centers can become traffic generators that strengthen demand for surrounding retail and service space.

Developers should also pay attention to the specialized nature of healthcare construction. As Boise development continues, properties that can accommodate medical parking requirements, accessibility, power needs and expensive buildouts may have an advantage when competing for healthcare tenants.

The appointment of a new hospital CEO by itself isn’t a commercial real estate event. The bigger story is the continued investment surrounding the facility.

Saint Alphonsus Regional Rehabilitation Hospital has operated since 2019 and has already expanded its capacity. Meanwhile, its operating partner, Encompass Health, has a large national rehabilitation platform. The company operates 176 inpatient rehabilitation hospitals across 39 states and Puerto Rico, according to the Idaho Business Review.

Boise’s population growth gets plenty of attention in commercial real estate discussions. But population growth also changes the types of buildings a community needs.

More residents eventually mean greater demand for healthcare, rehabilitation, medical offices and related services. That makes healthcare one sector worth watching closely when evaluating the long-term direction of Boise commercial real estate and Boise development.
