Industrial and Office Leasing Drive Boise Commercial Real Estate Activity

A single commercial real estate transaction rarely tells the full story. Put dozens of deals together, however, and clear patterns begin to emerge.

The latest Treasure Valley activity shows businesses renewing industrial leases, professional and healthcare tenants taking office space, investors purchasing land, and retailers continuing to expand across the region.

According to the Sept. 11 commercial real estate roundup published by IBR Staff in the Idaho Business Review, 40 transactions were reported across Boise, Meridian, Nampa, Caldwell, Eagle, Kuna, Twin Falls, and Jerome.

Based on the reported deal information, the roundup included more than 101,000 square feet of new and renewed building leases, along with approximately 6.24 acres of outdoor industrial land leases. The activity was spread across multiple industries and property sizes, showing that Boise commercial real estate demand is not being driven by only one type of company.

Industrial Users Keep the Treasure Valley Moving

Industrial real estate accounted for a large portion of the reported activity. Eleven building leases and renewals totaled approximately 58,977 square feet.

The largest was Groundworks Montana’s lease of 23,392 square feet on West Grand Mogul Drive in Meridian. That one transaction represented almost 40% of the industrial building space included in the roundup.

Other industrial deals involved electrical, mechanical, construction, restoration, housing, pest-control, and workforce-training organizations. These included:

  • Northwest Youth Corps renewing 2,679 square feet in Boise
  • DDK renewing 4,704 square feet along Chinden Boulevard
  • Wolff Corporate Housing renewing 4,980 square feet in Boise
  • Concrete Conservation leasing 4,028 square feet in Meridian
  • Veritas Electric leasing 1,850 square feet in Nampa
  • Southwest Central Idaho Sheet Metal Workers Educational Training Trust leasing 7,300 square feet in Boise
  • Fister Design leasing 3,200 square feet in Caldwell

Several companies also leased outdoor industrial land rather than traditional warehouse space. The reported land leases totaled approximately 6.24 acres.

Sprint Mechanical renewed 3.56 acres on South Apple Street in Boise, while Price Pumping leased 0.92 acres in Nampa. Other outdoor-space transactions involved HP Communications, MTZ Concrete, and Nicolson Construction.

This is an important part of the industrial market that can be easy to overlook. Contractors, service companies, transportation users, and equipment businesses often need secure yard space as much as they need an enclosed building.

For Boise developers and property owners, that creates demand for functional industrial properties with:

  • Fenced and secured yards
  • Legal outdoor storage
  • Easy truck access
  • Adequate power
  • Practical loading areas
  • Room for equipment and vehicle parking
  • Convenient access to major roads

The number of renewals is also meaningful. Renewals can suggest that the existing location continues to meet a tenant’s operational needs. For landlords, retaining a solid tenant can reduce vacancy costs, improvement expenses, and leasing downtime.

Office Leasing Is Active Across Many Business Types

Office leasing was another major part of the roundup. Fifteen reported office transactions totaled approximately 39,645 square feet.

The activity was not limited to traditional corporate tenants. Healthcare, counseling, legal, home health, nonprofit, financial, and professional-service users all appeared in the report.

Larger transactions included:

  • Box House Holdings leasing 7,534 square feet in Meridian
  • Driven Life and Wealth leasing 6,580 square feet on Emerald Street in Boise
  • Idaho Family Policy Center leasing 5,582 square feet in downtown Boise
  • Tru Living Recovery leasing 5,330 square feet near Parkcenter Boulevard
  • Treasure Valley Counseling and Wellness leasing 4,248 square feet on Overland Road in Meridian

Smaller transactions were active as well. Several users leased offices measuring less than 1,500 square feet, including a medical practice, law office, home health provider, mental health practice, and answering service.

That range matters for Boise office landlords. Demand is not limited to large floorplates. Smaller suites can appeal to local businesses that want professional space without taking on more overhead than they need.

Medical and wellness users remain especially relevant because their space requirements can differ from those of general office tenants. They may need additional plumbing, sound privacy, specialized rooms, improved accessibility, or convenient patient parking.

Owners should understand those needs before marketing a suite. The right improvements can help a property compete, but a poorly planned buildout can make the space difficult to lease to the next tenant.

Office investors should also look beyond total vacancy. A building may struggle with large suites while experiencing steady demand for smaller spaces—or face the opposite problem. Studying tenant size, industry, parking needs, and lease duration gives a clearer picture than one market-wide vacancy figure.

Land Sales, Retail Growth, and My Local Take

The roundup also reported several significant property purchases.

Ekart Holdings acquired 32.33 acres near East Chicago Street in Caldwell. Boise Things to Do purchased 2.95 acres along Parkcenter Boulevard, while another buyer acquired 0.93 acres near First Street North in Nampa.

Building sales included:

  • A 16,248-square-foot Boise office property purchased by Home Place Farms
  • The 23,000-square-foot Lincoln Plaza in Jerome
  • A 16,000-square-foot property on Deer Flat Road in Kuna
  • A 2,880-square-foot Twin Falls office property purchased by H&E Properties

Retail activity was limited in number but still notable. Black Rock Store Operations leased 1,500 square feet near Cleveland Boulevard and Homedale Road in Caldwell. Beacon Enterprise Group III leased 1,035 square feet on South 12th Street in Boise.

Black Rock’s Caldwell deal reflects the continued importance of growth corridors for retail leasing. Coffee and convenience-focused concepts typically depend on visibility, access, traffic flow, nearby rooftops, and strong daily routines.

The broader transaction list shows that Boise commercial real estate remains a collection of many smaller decisions. A contractor renewing a yard, a counseling practice leasing an office, and an investor purchasing development land may seem unrelated. Together, they reveal where businesses are expanding, where owners are retaining tenants, and where investors expect future demand.

My take is that industrial and service-oriented businesses remain an important foundation of the Treasure Valley market. At the same time, office leasing is becoming more specialized. Healthcare, wellness, legal, nonprofit, and other smaller users continue to create demand even as the traditional office market adjusts.

For landlords, flexibility matters. Properties that can serve multiple tenant sizes and business types may be better positioned to maintain occupancy. For tenants, beginning the search early can create more time to compare locations, negotiate improvements, and confirm that zoning and access support the intended use.

For investors and developers, the land transactions in Caldwell, Nampa, Kuna, and Boise are worth watching. A land sale does not automatically mean immediate construction, but it can signal where future commercial or residential activity may emerge.

The strongest opportunities will likely be properties that solve a practical need: efficient industrial space, secure outdoor storage, appropriately sized offices, well-located neighborhood retail, or land with a clear path to development.
