Strategic Warehouse Acquisition Offers Lessons for Boise Industrial Investors
Small industrial properties may not generate the same headlines as massive distribution centers, but they can create major strategic value—especially when they sit next to property an investor already owns.
That is the story behind a recent warehouse acquisition in Redmond, Washington. The deal offers several useful lessons for investors watching Boise commercial real estate and the growing industrial markets across the Treasure Valley.
According to reporting by Brandon Gaugler with CoStar AI for CoStar News, Terreno Realty purchased a 21,352-square-foot industrial building for approximately $8 million.
The Value Goes Beyond the Building
The warehouse is located at 9680 153rd Avenue NE in Redmond, part of Seattle’s Eastside market. It was constructed in 2006 and sold for roughly $376 per square foot.
That price may look high when measured only against the building’s size. However, location appears to be a major part of the value.
The acquired property is directly beside another Terreno Realty holding at 9660 153rd Avenue NE. The purchase therefore gives the real estate investment trust control of neighboring industrial properties.
That creates several potential long-term advantages:
- More control over access, parking, circulation, and loading
- Greater flexibility when leasing or repositioning the properties
- The possibility of combining operations for a larger tenant
- Better protection against an incompatible neighboring use
- A stronger overall position in a supply-constrained submarket
This is a good example of why commercial real estate cannot always be valued by looking at price per square foot alone. A property may be worth more to the neighboring owner than it would be to a typical buyer.
Small Industrial Properties Can Carry a Premium
The building was initially listed for $8.55 million and spent 97 days on the market before selling for approximately $8 million.
It previously changed hands in November 2019 for $6.54 million, or around $306 per square foot. Based on the reported figures, the latest sale represents an increase of about $1.46 million.

Several factors may have supported the building’s pricing. Redmond is a high-cost Eastside market with strong employment, limited industrial land, and continued competition from other types of development. Smaller industrial buildings can also appeal to a wider range of tenants because they are easier to divide, occupy, and operate than very large warehouses.
Properties in the 10,000- to 30,000-square-foot range can serve contractors, suppliers, light manufacturers, service companies, technology-related users, and local distribution businesses. When supply is limited, that flexibility can help protect occupancy and rental income.
What This Means for Boise Industrial Real Estate
The same strategic thinking applies to Boise industrial real estate.
Across Boise, Meridian, Nampa, Caldwell, and other parts of the Treasure Valley, industrial investors should look beyond the building they are buying. The surrounding ownership pattern can be just as important.
An adjacent parcel may improve truck circulation, add outdoor storage, create more parking, provide room for expansion, or protect a future redevelopment plan. Even a small lot or building can become highly valuable when it completes a larger site.
This matters because industrial land in established Boise-area locations is becoming harder to assemble. Owners who wait until they need neighboring property may discover that it has already been sold, developed, or leased to a use that limits future options.
For Boise developers and investors, the practical lesson is simple: map the neighboring parcels before making a purchase. Review ownership, zoning, access, utilities, easements, and possible future land uses. A small acquisition today could provide the flexibility needed for a much larger project later.
Tenants should also pay attention to ownership concentration. A landlord controlling multiple neighboring buildings may be able to offer expansion rights or help a growing business move into a larger nearby space. That can be valuable for companies that expect to add employees, equipment, inventory, or service territory.
Local Insight: Strategic Buyers Can Justify Different Pricing
My take is that this was not merely a warehouse purchase. It was a strategic real estate decision.
Terreno Realty already owned the property next door, so the company could evaluate benefits that may not have been available to every other buyer. That does not automatically mean the purchaser overpaid. It means the building may produce value through more than rent and appreciation.
Boise commercial real estate investors should use the same approach. Before rejecting a property because its price per square foot appears high, determine whether it creates a special advantage for the portfolio. At the same time, buyers must remain disciplined. Strategic value should be supported by realistic leasing, operational, expansion, or redevelopment opportunities.
For sellers, neighboring owners should often be among the first potential buyers contacted. They may have a stronger reason to purchase and could place a higher value on the property than the broader market.
For landlords, assembling nearby industrial assets can create a competitive advantage. It may allow ownership to accommodate tenants as they grow, reduce turnover, and create a more flexible leasing strategy.
The Redmond transaction shows how a relatively small warehouse can play a much larger role in an investment plan. As Boise development continues and well-located industrial land becomes more difficult to secure, neighboring properties may become some of the most important opportunities in the market.
