Why Boise’s Top Business Leaders Are Sending an Important Signal About the Future of Commercial Real Estate

Commercial real estate is often viewed through the lens of buildings, development projects, lease transactions, and investment sales.

But the truth is that great commercial real estate markets are built by something much more important: people.

According to reporting by Steve Lombard in the Idaho Business Review, business leaders from across Idaho recently gathered at the annual CEO of Influence awards hosted at Boise Centre to discuss leadership, growth, and the value of investing in employees. You can read the original Idaho Business Review article here: https://idahobusinessreview.com/2026/05/26/leaders-highlight-employee-value-idaho-ceo-influence-event/

While the event focused on leadership rather than real estate, the messages shared by many of Idaho’s most influential executives offer valuable insight into the future of Boise commercial real estate and the broader Treasure Valley economy.

The Real Driver Behind Boise’s Growth Isn’t Buildings

When people discuss Boise development, conversations often center around new apartments, industrial parks, office projects, retail centers, and infrastructure improvements.

However, those projects only happen when organizations attract and retain talented employees.

Throughout the CEO of Influence event, a recurring theme emerged: successful companies grow when leaders trust their teams, empower employees, and create strong workplace cultures.

That message came from executives representing a wide range of industries, including healthcare, transportation, nonprofit organizations, and private business.

For commercial real estate professionals, this matters because workforce growth and business expansion remain two of the strongest drivers of space demand.

Companies that successfully attract talent often require:

  • More office space
  • Additional industrial facilities
  • Expanded healthcare locations
  • New retail storefronts
  • Training and educational facilities
  • Supporting commercial services

The connection between leadership and real estate may not always be obvious, but it is incredibly important.

Boise Airport’s Growth Continues Fueling Regional Development

One of the most notable moments from the event was the recognition of Boise Airport Director Rebecca Hupp with the Idaho Business Review’s Link of Distinction Award.

Under Hupp’s leadership, Boise Airport has experienced remarkable growth over the past decade.

According to the Idaho Business Review, passenger volume has increased by approximately 76% during her tenure, including a record-setting 5.2 million travelers moving through the airport during 2025.

For Boise commercial real estate professionals, airport growth is far more than an aviation story.

Strong passenger activity often signals:

  • Population growth
  • Business expansion
  • Increased tourism
  • Corporate investment
  • Stronger regional connectivity

Historically, cities experiencing sustained airport growth frequently see increased demand for hotels, industrial facilities, logistics properties, office space, restaurants, and retail development.

As Boise Airport continues expanding its role as a major transportation hub, surrounding commercial corridors may continue benefiting from increased economic activity.

Leadership Matters More During Economic Uncertainty

Another key takeaway from the event was the emphasis leaders placed on trust, delegation, and organizational culture.

Executives including Tressa McLaughlin of SOLV and David McFadyen of Saint Alphonsus Health System emphasized the importance of supporting employees and building strong teams.

That may seem disconnected from real estate at first glance, but businesses that prioritize long-term employee development are often the same organizations making long-term real estate commitments.

These companies are more likely to:

  • Sign longer lease terms
  • Expand existing locations
  • Invest in new facilities
  • Purchase owner-occupied properties
  • Support community development initiatives

In many ways, commercial real estate follows business confidence.

When leadership teams believe in their people and their future growth prospects, real estate decisions often follow.

Why This Matters for Boise Commercial Real Estate

Several important trends emerge from the CEO of Influence event:

Economic Growth Remains People Driven

Boise’s continued expansion is ultimately fueled by employers who can attract, develop, and retain talent.

Healthcare Continues Expanding

The presence of major healthcare leaders reinforces the importance of medical office, healthcare facilities, and related development opportunities throughout the Treasure Valley.

Airport Growth Supports Long-Term Demand

Boise Airport’s continued passenger growth creates ripple effects throughout hospitality, industrial, retail, and office sectors.

Community Leadership Impacts Development

Many of the executives recognized at the event actively participate in community organizations, economic development initiatives, and educational partnerships that help shape future growth throughout the region.

My Take

One of the most interesting aspects of this year’s CEO of Influence event is that none of the biggest lessons were really about business strategy.

They were about people.

As commercial real estate professionals, it’s easy to focus on lease rates, cap rates, construction costs, and market reports. But behind every office lease, industrial expansion, healthcare facility, or retail opening is a leadership team making decisions about growth.

The Boise market continues to outperform many peer cities because employers, institutions, and community leaders remain committed to building organizations that attract talent and create opportunity.

That’s ultimately what drives occupancy, development, investment activity, and long-term economic growth.

When leaders invest in people, commercial real estate tends to benefit right alongside them.
